Does Magic or Bette Midler live next door to you?

Magic Johnson bought a home in Ritz Cove, Dana Point last year. Richie Sambora from Bon Jovi owns a house in Lagunita, Bette Midler owned a home for years in Victoria Beach. Dallas Raines, Channel 7 weatherman, owns a beach house in Niguel Shores, Dana Point and San Clemente attracts many prominent people from the Surf and Sunglass industries. Rita Rudner, comedian from Vegas owns a beach house in Monarch Bay.

Lately I’ve been writing about all of these multi-million dollar homes in our SoCo cities and it’s made me wonder, who buys these houses? Are they celebrities? Do they buy them as second homes? Where do they come from?
So I asked my Real Estate Guru Phil Immel - he has represented numerous high-end buyers over the last decade. He reviewed his past clients and these are the trends he found:
“Geographically, over the last decade, most of the buyers who bought beach houses were from Las Vegas, LA, Chicago, Texas and even local entrepreneurs from greater Orange County.
They include celebrities and sports figures, CEO’s, casino owners and construction company owners…mostly from Vegas.

My favorite, least expected entrepreneur who owned 2 oceanfronts in Monarch Bay, made his money from a patent on “Clumping Kitty Litter,” Who knew?”
Immel said that these high-end buyers tend to own 3 or 4 homes total.
